Brazoria County Tax Trends

While the counties outside of Dallas and Austin get all the publicity, Brazoria County is one of the top suburbs in the nation. A mix of rural, suburban, and exurban outside of Houston and Harris County, Brazoria has been a hot living destination for decades. With $90.02 billion in appraised value, the county is also one of the wealthiest in Texas. Brazoria County Total Market Value

Unlike fellow Houston suburbs such as Fort Bend and Montgomery counties, Brazoria is not purely built around residential property. While most counties in Texas have single family homes as their No. 1 category when it comes to value, Brazoria’s was instead a combination of oil, gas, and utilities. Of the massive total value of $90.02 billion, $43.53 billion came from these industrial sources. The only other major Texas county to follow this was Midland, which is also known for oil and gas. Standard commercial property added $7.89 billion to the total.

Residential property certainly had plenty of value, however, and has seen steady growth. In 2023, single family homes contributed a value of $36.17 billion. This has largely matched the growth rate of industrial properties and is constantly nipping at the heels of the larger category. Multi family housing was relatively small but still added $2.43 billion. All put together, the county is one of the most versatile in the Lonestar State and has seen constant growth over the last decade.

Brazoria CAD Value Reduction by Type of Appeal

Property taxes are assessed by the Brazoria County Appraisal District (Brazoria CAD), which is perhaps the most powerful governmental agency in the county. School districts, MUDs, and other parts of local government depend on Brazoria CAD for funding, which gives this small organization a lot of power. While exemptions help with increasing values, only property tax appeals can truly help offset aggressive taxation. Because, like all appraisal districts, Brazoria CAD is understaffed and funded, they have to resort to shortcuts to generate taxable value. This is the opening most taxpayers need to launch their protest.

The overwhelming amount of value disputed by appeals was done through informal means. Informal appeals are the entry point of the protest process, but can often yield excellent results, especially for taxpayers that lack the resources to conduct more complex options. $3.70 billion in value was protested in 2023, with $3.22 billion of it being through informal means. Formal hearings with the appraisal review board (ARB) disputed $323 million, while post-administrative lawsuits were responsible for $114 million. 2023 was the second-highest value ever appealed in the county, only topped by $4.43 billion in 2022.

Total Brazoria CAD Property Tax Savings by Property Type

Showing the impact of informal hearings, taxpayers were able to cut an astounding $76.85 million in taxes from their bills in 2023. Just like the value cuts mentioned above, this was the second highest ever reduced, only surpassed by 2022. This amount is much higher than expected for a county that relies so much on informal appeals, which indicates that Brazoria CAD is quite open to making settlements. This is great news for taxpayers, as informal appeals are often the only option for working people and the middle-class.

With industrial property making up so much of the total, it is not surprising that combined commercial properties were the No. 1 category in saved taxes. This mix of industrial, retail, utilities, and apartments were able to slice $46.47 million from the tax rolls. Single family homes did even better, considering they were a smaller factor. Residential properties were able to reduce their taxes by $30.38 million, the most ever seen in the county. Single family homes have been saving more every year thanks to appeal and could see even bigger numbers in the next decade.
